管理团队那边在圣诞前的两个星期,连续五个offers都没有能抢到 deals,但同时美国的房地产正在节节回升,所以大家心里都比较着急。因此,我们打算采取一些措施。一是事先召集资金证明(Proof of Fund)、并让有条件的同学先将资金尽量存放在美国、香港或者境外的银行以给管理团队出价或者给earnest money的时候增加底气,采取更加agressive的策略和别人竞争,二是在其他城市也寻找更多的选择,加大成功的机会。依靠海归网网友的人脉关系,我们在美国西海岸开辟了第二战场,主要是洛杉矶、旧金山和拉斯维加斯。
西海岸的团队现在通过其自身的网络,在洛杉矶的华人聚居的中心地区物色了几个物业。这些房子的形态大都是condo(我们原来做的项目的房子是apartment。Apartment是很多个单位的房子的产权都只有一个,而condo则是每套房子的产权都是独立的,价格上也会贵一些。所以一些房地产的模式就是买下apartment,来通过法律手续改成condo分别出售),规模是每个物业大概二三十套房子。因为是在洛杉矶,而且有些还是在华人聚居的中心地带,或者是靠近Universal Studio(环球影城,即好莱坞地区),或者是南加州大学地区,或者是在 Downtown LA (非黑人地区),房价则比原来的城市贵很多,大概每套10多万美元。所以每个物业的价格大概是两三百万美金的规模。规模小了点,但我们可以几个一起买。但由于单价贵,每一百万美金能买到的房子的数量有限,所以单独的项目很难雇用十个以上的人员做管理。所以想作投资移民的,需要另外成立一个管理公司来做,当然雇用的仍然主要是低薪的建筑、清洁等人员。
美国买房的规矩,都是买房前都得出示Proof of Fund,即资金证明,以显示出价人是有能力买该物业,而不是不负责任的捣乱。所以在此征求你们的意见。如果你们有兴趣,就请尽快开出资金证明。可以是中国银行的证明。如果是中国银行的存款证明,就请让银行开成英文的,否则美国的银行或经纪看不懂。也可以是债券、股票等证明,就是随时可以变现的,但房产不行。资金证明的要素,一是金融机构(如银行)的名称,二是户主的名字、账号,三是balance,即存款或者股票、债券余额。如果是银行的statement(月结单),最好是能够提供连续三个月的。因为银行不希望这个钱是借来的。大家可以尽量多开一些金额的资金证明,毕竟资金证明没有约束力,不是非买不可。但资金量越多,我们在银行那边的信誉度就越高,在出价的竞争中的议价能力就越强,就越容易抢到好deal。
