My family and I live in US, and to be honest, here is very little chance you can find any REI of >10% return unless buy HUD and invest a lot in repairment.
The attractive points:
1. return
2. management (I relatively trust american law and people here in the US). With a good structure, I am not too worried about the risk of the management team.
3. leverage. I already own a few SFH and harder to get a loan now.
The cons:
1. location and understanding of that location
2. LLC structure and agreements.
3. exit strategy
