It is not an optimal time for first time buyers to enter the market now because:
* First time buyers should, as a general guideline, grab as much housing they can afford in the best district possible; the housing prices are too high in the current market given the relatively low interest rates.
* Even though we might be able to refinance in the future, property tax remains the same (and in the bay area we are talking about five digit #s per year), and could become a heavy burden even w/ income tax break. Plus we have to think about retirement + future kids education funds.

And again, Mr. Blah, my most heartfelt thanks to your responses to my questions below! I realize that I should have done more homework to ask more intelligent questions, so really appreciate your responding, and your answers do save me a lot of time in research!
